You’ve had your career and raised your family, and now it’s time to kick back and take it easy. Congrats, you’ve made it! You could probably stand to downsize now—and that’s making you one of the primary movers and shakers of 2016’s real estate market.
People aged 65 to 74 are expected to make up the third largest home-buying segment in 2016 (after millennials and Gen Xers), according to realtor.com® projections. This age group represents the oldest five years of the baby boomer generation and the youngest five years of the so-called silent generation. Last year, this group represented 14% of home buyers—as these members retire, they look to slash costs.
Since most of these retirees are already homeowners, they’ll be selling as well as buying—likely in the spring. And they’re already looking. Unlike first-time buyers overwhelmed by options, they know what they want: new construction and the ability to customize their home to get what they want. After all, they’ve earned it.
Our data team identified 10 markets that we expect to see the most retiree buying activity in 2016, due to retirees’ large share of the population as well as the market’s rapidly rising home values. Then, we crunched some numbers to figure out what kind of budget this group might be working with—since many retirees are on a fixed income.
